Premier Letting Service Landlord/Tenant

Option 1:         The Premier Letting Service

We will:

  • Meet you at the property to access rental potential
  • Advise on suitable furnishings equipment pictures furnished or unfurnished etc
  • Source quality prospective tenants and obtain appropriate references
  • Accompany all prospective tenants to view property at a time to suit them
  • Draw up Tenancy Agreement and execute same
  • Complete tenants section of the registration form for the PRTB
  • Collect a months rent in advance and a security deposit usually a months rent
  • Set up standing order for payment where instructed
  • Take gas and electricity meter readings and advise utility companies of tenancy change
  • Give each individual property our professional personal attention until let
  • No let no Fee

Option 2:         Premier Property Management Service

This is for landlord who do not wish to be involved in the day to day running of their property or are based abroad. We’ll manage the letting of your property from beginning to end eliminating the hassle and worry.

We Will:

 

  • Deal with any routine maintenance and repair issues as directed
  • Liaise with any contractors nominated by you
  • Collect Rent on a weekly/monthly basis
  • Conduct regular inspections
  • Deal with all correspondence and queries from tenants
  • Deal with any tenancy Registration difficulties
  • Accounts statements as required
  • Market a property for re letting before a current agreement expires
  • Checkout tenants and arrange return of deposit deducting for damage
  • Manage your property as if it were our own

 

Competitive rate:          8% plus vat of each monthly rental income

Landlord Preparing the Property

We have found that a good relationship with Tenants is the key to a smooth running tenancy. As property Managers this relationship is our job. It is important that the tenants should feel comfortable in their temporary home and that they are receiving value for their money.  It follows therefore that a well maintained property in a good decorative order will go towards this whilst also achieving a higher rental figure. Tenants are also more inclined to treat such a property with greater respect.

General Condition
Electrical, gas plumbing waste central heating and hot water systems must be safe sound an in good working order. Repairs and maintenance are at the landlords expense unless misuse can be established. Interior decorations should be in good condition and preferably plain light and neutral.

Furnishings
It is recommended that you leave only minimum furnishings and these should be of reasonable quality. It is preferable that items to be left are in the property during viewings. A list of recommended items is detailed over.  If you are still unsure about certain items we will be able to advise.

 

Personal items, ornaments etc
Personal possessions, ornaments, pictures, books etc should be removed from the premises especially those of real or sentimental value. Some items may be boxed sealed and stored in the loft at the owner risk. All cupboards and shelf space should be left clear for the tenants own use.

Garden
Gardens should be left neat tidy and rubbish free with any lawns cut. Tenants are required to maintain the gardens to a reasonable standard provided they are left the necessary tools. However few tenants are experienced gardeners and if you value your gardend or if it is particularly large you may wish us to arrange visits by our regular gardener.

Cleaning
At the commencement of the tenancy the property must be in a thoroughly clean condition, and at the end of each tenancy it is the tenants responsibility to leave the property in a similar condition. Where they fail to do so, cleaning will be arranged at their expense.

Tenant

Deposits
Most Landlords will require at least a months rent as a security deposit and one months rent in advance. However there can be properties and situations which will warrant receiving a higher security deposit.

The deposit must be paid before moving into the property. Cash and bank draft are the only methods acceptable. Personal cheques are usually not acceptable except where there is ample time for cheque to clear before you get possession of the property.
The deposit is refundable on vacation of the property assuming all terms of the rental agreement have been satisfactorily met. Landlords will also insist on getting the keys back and you will also have to provide satisfactory evidence that all utility bills have been paid.

Should a property need to be cleaned on your vacation ordinarily it will be paid from your deposit should there be damage above normal wear and tear this will also be deducted from your deposit.

Rent

Rent is always paid in advance usually monthly in advance. There are five months with five weeks, so be sure you know when the rent is being quoted that it is per calendar month or every four weeks. If the rent is quoted weekly you need to remember that you are paying in at least an extra months rent every year so you need to take that into account when making comparisons. All rents quoted by Premer Lettings are per calendar month.

References

We will require tow current references for each person. If you are working we will usually look for a work reference. If you have rented before we will need a reference from your previous landlord.

Bills

You will have to put all utilities into your own name. This will be esb and gas for the most part. If you wish to get other services like cable tv, broadband or phone line you will need to put each of them into your own name. If you are using a television in the property irrespective of whether you own the television or watch Irish Tv channels the law requires you to pay a tv licence fee.

On leaving the property you will be expected to provide proof that all utilities have been paid so as your deposit will be paid back to you.

Tax Relief on Rental payments

You are entitled to claim tax relief on your rental payments. All you need is to get your landlords pps number and fill out form Rent 1 and send back to the tax office. You do not require your landlord to sign the form.
